Have You been Denied for a Business Loan? Add a Credit Policy to your Business Plan and Get Approved

By Michelle Dunn If you have been to the bank to get a business loan to start a business or for funding for your existing business you probably approached them with a business plan and possibly a marketing plan or outline. Every business plan has part of if not all of a marketing plan included. If you were denied your loan, part of the problem could be that you didnt explain or elaborate enough on how you were going to pay back the money you want to borrow. Your business plan tells the lender what you are going to do for a business, and the marketing plan tells them how you are going to obtain new clients and make money. Your credit plan or credit policy tells them how you are going to get paid, in order to pay them back. The credit plan will also tell them what you will do if you do make sales and dont get paid. This can put a bankers mind at ease, while showing them that you are serious about your business and about paying them back. Approval of any loan is based on many things, one of the most important being on how you present yourself and your business. A well written business plan is the first step, and will give the lender an overall picture of your business. Make sure you include a credit history or if you have poor credit, get copies of your credit reports and fix any errors and pay off any debts before approaching a lender. You can expedite the processing of your loan by providing the lender with as much relevant information that they need to make a decision right away. If they have to continually contact you for more information, your chances of approval go down. Banks will carefully and particularly look to see if you have a solid understanding of financial record keeping, business credit, the importance of collecting accounts receivables, inventory control and turnover and marketing. If you include a credit policy as well as a marketing plan or marketing plan outline with your business plan you will find that the lender will take you much more seriously and if they had any questions on your understanding of their being paid back will see that you have thought this through and have a plan in place to pay them back their money. That makes every banker happy; remember they make money by lending you money. Remember, when you are trying to get someone to give you money, it is a hard job and the more thorough you are the better your chances. Household Cleaning Tips - Smart Ways to Dust Your Home

By Karen Fritscher-Porter Any household cleaning tips would be remiss to not cover how to clear the dust in your home. Here’s how to start cleaning dust from your home and where to look for it, including those less obvious spots often missed during typical household cleaning operations. Grab a Dust Cloth - Give an after life to old or torn cotton garments by turning them into dust cloths. This could be anything from old socks to cotton sheets or pillowcases that were destined for the trash. The soft cotton is less likely to scratch most surfaces during dusting. It’s a good idea to pre-treat the cloth with a dusting solution or furniture polish so dust will better stick to it. Or use a static dusting cloth. Stores sell dusting and polishing surface cleaner solutions for this household cleaning chore such as Endust. Using this method, you’ll have less dust flying through the air to resettle elsewhere. Start at the Top - Gravity causes things to fall downward. So it’s a good idea to start at the top when dusting or cleaning anything in your home and work your way downward. That means if you’re dusting a book shelf, start with the shelf top, then the top shelf and work your way down to the bottom shelf and trim. A professional feather duster will work well on the tops and bindings of books on the shelves. Don’t forget about the book shelf sides. Slide a broom handle or similar pole with a static dusting cloth wrapped around its end behind the bookcase too. That’s where a lot of cobwebs settle. Later you can use the edge cleaning attachment of the vacuum to reach back there to the base board and floor to grab fallen dust and cobwebs. While you’re at it, use your makeshift pole handle duster to grab dust and cobwebs sticking to the higher portions of your wall, especially the angles and corners where the wall meets the ceiling. An Overlooked Spot - Ceiling fans collect lots of dust, especially the tops of the fan blades. Since this isn’t obvious, you want to make a special point to remember to dust these fan blades periodically. Otherwise, every time you operate the fan, you’re blowing that dust around. Consider using a special dusting brush that stores sells for just a few bucks for this job. A ceiling fan duster usually has a telescoping pole handle—the extension is so you can reach the fan from the floor. It also has two soft fabric paint roller shaped style brushes on the end that slide over each side of the blade simultaneously (one part on the top and one on the bottom). Brush end styles may vary. Some of these also may come with a little dust catcher feature attached to capture the dust as you clean each fan blade. But if you’re expecting a lot of dirt and dust to fall, just lay some newspaper on the floor to catch the bulk of it. However, much of the dirt and grime will stick to the end of the brush and you can carefully shake it off outside or hold it inside a garbage bag (top closed) and shake it. You also can rinse the brush clean. These are just a few household cleaning tips to capture and clear dust in your home. New York Speeding Ticket FAQ

By Warren Redlich Every case is different and there are no guarantees. Below are rough answers to some questions we hear frequently. Q: Will I have to go to Court for my speeding ticket? A: It depends. Without a lawyer you usually do have to appear in Court. In most courts, good lawyers can resolve your speeding ticket or other traffic charge without you having to go to Court. Criminal Procedure Law 340.50(2) allows for a lawyer to appear on your behalf, if the proper paperwork is taken care of. It is possible that the prosecution will object, but that is not common. There are a few courts in the area where you will have to attend, but that is rare. Q: Do I need a lawyer for a speeding ticket? A: No, but in many courts a lawyer will get you a better deal than you will get for yourself, with fewer points, a lower fine, less impact on your insurance, and less hassle. Q: Will my insurance rates go up if I get a speeding ticket? A: A speeding conviction or other moving violation will be reported on your New York State driving record. If you are insured in New York, points on your license can affect your insurance. It is possible that your insurance company wont find out, but the odds are that they will. The best way to keep your rates down is to get a good lawyer to negotiate to get you a reduction. Insurance Law 2335 discusses in detail what violations can be used by insurance companies to raise your rates. A good lawyer will consider those rules in resolving your ticket. For out-of-state drivers, there is no simple answer. It is our understanding that New York State reports moving violations to the “Drivers License Compact”, and that this can affect insurance rates for out-of-state drivers. It seems like this is applied inconsistently. In some cases the home state never finds out. We have seen cases where they do. It is also our understanding that New York reports moving violations of Quebec and Ontario drivers directly to those provinces. For New York drivers who get out-of-state tickets, these generally will not affect you. The exception is tickets in Quebec and Ontario. However, it is always possible that your insurance company will find out, and if they do, your rates might go up. Under Insurance Law 2335, it should not affect you in New York, but that doesn’t mean they won’t try. When good lawyers negotiate plea bargains, they minimize the impact on your insurance rates. For out-of-state drivers, a lawyer might seek a reduction to something that has points in New York but not in your state or province. Q: Can we beat a speeding ticket or traffic charge? A: Most speeding tickets and traffic charges are difficult to beat and it will cost a lot more to fight than to make a deal. The police usually do a good job and most defendants are guilty. Still, the police sometimes slip up. The most common way you can beat a ticket is if the officer doesnt show up. That is very rare. The main reason you would fight a ticket is if you already have several points and you cant get a reduction that will save it. Also, if your job requires a clean license, it may be cost effective. You should discuss this with an experienced traffic lawyer. Q: What do lawyers charge for a speeding ticket? A: In upstate New York fees seem to range from $200 to $500 for most ordinary tickets. If it is a case that will go to trial, the fees would be higher, perhaps $1000 or more. Fees for tickets in New York City and downstate counties tend to be higher. Q: What is the point system? A: When you get convicted of a moving violation the DMV records points on your New York license. All moving violations are at least two points. Most are three points or more. New York recently added a new surcharge of $100 per year for three years if you get six points, plus $25 per year for each additional point. The following table shows the point values assigned to moving traffic violations. The “points” are assessed against your driving record based on the date you committed the violation, not the date you were convicted in court. If you accumulate 11 or more points in 18 months, you will be called to a DMV hearing, after which your license may be suspended or revoked. You will be offered the option of waiving the hearing or accepting a definite period of suspension. Some license revocations and suspensions are mandatory and do not depend on points. These include three speeding violations within 18 months, and convictions involving alcohol or drugs. A Life With Tony

By Vaughn Pascal I met Tony when I was around 18 yrs old. It seemed like I had dated these guys for awhile but I guess back then it just seemed longer when you were involved. Tony was the cocky, bad boy type. He made me laugh and he was loud and arrogant. I was in my bad boy stage and he was very appealing to me. I guess I looked at him as if he would be a guy who could take care of me because he didnt seem to be afraid of anything and at that time I think I needed that. My story and relationship with Tony is a long one. He was a big part of my life and there are many reasons behind that. Anyhow, my relationship definitely, like the others, helped form the person I am now, but this one was one of the most significant. I dated him for actually a year and then some, maybe even longer. I dont know the exact dates or the time length. We, when we first met, we were together a lot. He ended up quitting school for whatever reason and I ended up quitting too. I was friends with his sister and we became very close. I was also close with his family and even stayed with them for awhile. Tony and I were together a lot. I ended up getting pregnant at 18 with his baby of course and we went through that whole thing together and he seemed happy about it and I was for the most part. He was jealous, I was jealous of him and we did fight a good bit, not a lot I guess but what really is too much?? Any is stressful. He tried to be controlling but I think it probably went both ways. I think I put a lot of pressure on him to change and he put pressure on me to accept him and stay with him. I think it was probably 50/50 on that part. I was terrified he would leave especially being pregnant and I think at times he was afraid I would. Our relationship became one of a physically, violent nature. He hardly ever called me names which is weird but the violence between us was horrible. I ended up having trouble with the pregnancy and went to the ER after tests were run the Dr. came in and told me the baby had died and the reason wasnt clear. I was to go in to have more tests and to get pills to help with aborting the fetus that following Monday, but ended up having the baby in the Dr.s office that Monday. I was in bad shape and he asked me that evening out of desperation I believe to marry him, go away with him, but that never happened and there was reasons for that. I know that now. We still fought, stayed together but fought. I got pregnant again, and lost it too. We continued to fight. Then he began to cheat and it was just down hill from there. I then finally moved on when I met someone else and that was what it took to get away because I couldnt have done it on my own at that point. The bond was there and it was strong and we had been through so much I needed a push to let go and I finally got that. Tony is now involved in a serious relationship with a nice lady. I believe he is happy. He told one of my friends to tell me he was sorry for all that happened, hoped I didnt hate him, and hoped I was happy, and I am. And I hope he is too. We shared a lot between us, good and bad times and they all were a contribution to my life in love and loss, and I know it was all apart of Gods plan for me believe that or not. And I wish him tons of happiness, and peace, and love throughout his life now and always. God bless you and yours! You Can Live on What You Produce On Less Space Than You Ever Imagined!

By Jim Kennard While you endure the cold winter months why not plan for a really great vegetable garden next spring. Maybe even one that could provide some income in addition to the food you eat yourselves! Does anyone have children who need responsibility - and spending money? To illustrate the potential, I’ll describe the yields achievable by growing one crop in a quarter-acre garden. I realize that most of you may only want or be able to grow a garden of 10 or 20% this size, with multiple crops, however lets tickle your imaginations! Im aware of many Mittleider gardeners who are growing commercially some with multi-acre gardens. The Method is often called “the best of organic gardening” and “the poor man’s hydroponic method”, and with good reason. The best elements of many gardening disciplines have been blended and adapted for the home vegetable gardener, to maximize your yields in a truly sustainable garden. Consider this: Just a quarter-acre of tomatoes grown properly using Dr. Mittleiders instructions, and selling for only $.50 per pound, would yield $25,000 per year! Have I got your attention? Lets see how its done. A quarter-acre, or 10,390 square feet, will accommodate 78 30-foot rows of plants, grown in 4′ X 30′ Grow-Boxes, with 3 1/2′ side aisles, and 5′ end aisles. Planting 9″ apart gives you 41 plants per bed or 3,198 total. By growing a tomato that averages 8 ounces (some varieties are even bigger), and growing vertically, each plant should produce 16# of fruit from July through October. How? Good varieties produce a cluster of 3-7 tomatoes every 5-7″ up a 7′ stem in 4 months of production. Using 4 per cluster and 12 clusters gives 48 tomatoes, and at 8 ounces each, your yield would be 24# per plant. Lets reduce that by one third, to be conservative. This amounts to 51,168 pounds of tomatoes (16# X 41 X 78) - or $25,584 at $.50 per pound. Who said you couldn’t live out of your garden! And similar results can be achieved growing right in the soil. Now there certainly are costs, including labor, as there are in any serious endeavor. Start-up costs include 1) making and filling the boxes, 2) making T-Frames, 3) wires or pipes, and baling-twine strings, and 4) automating the watering. However these are one-time capital expenditures and will be more than recovered in the first year. Next, suppose you’d like to increase your yield even more. After all, commercial hydroponic growers can produce 660,000 pounds of plastic, tasteless tomatoes per year on one acre. Of course, they have multi-million dollar investments in year-round greenhouses, automated systems, etc. By simply putting an arched PVC roof over each of your Grow-Boxes or soil-beds, as illustrated in the MittleiderMethodGardening group Photos section at Yahoo Groups, covering them with 6-mil greenhouse plastic, and then adding just a little heat on cold nights, you can lengthen your growing season by another two months, or 50%! Now you’re looking at 75,000# of tomatoes per quarter-acre, or almost half the yield of the expensive hydroponic growers! But you’re growing “in the dirt”, because your boxes are open at the bottom, so your plants get all the natural nutrients available from the soil (producing better flavor). And you only use the plastic covering on cold nights during two or three months, so your plants benefit from direct sunlight as well, further improving their flavor. Do you think these numbers are hard to believe? Just visit a greenhouse tomato operation and see tomato plants that are 20′ and 30′ long - still producing after more than a year! Oil Painting Tips for Beginners

By Ralph Serpe Start your oil paintings with an acrylic underpainting - When you start an oil painting using oils, it can take some time for that initial layer to dry. Starting your painting with an acrylic underpainting however is a wonderful time saver as acrylic paint dries quickly and oil paint can be applied over the acrylic. Make certain you have good lighting - I didn’t realize how important good lighting was until I painted outdoors for the first time. Good lighting brings out the color and also lessens the strain on your eyes. If you can, paint in a place that gets plenty of natural sunlight. Make sure you have good ventilation - If you are using materials like oil painting thinners and cleaners in your studio; make sure you have good ventilation. Max Oils can be diluted with water thereby eliminating the need for solvents. Fat over lean - Follow this rule and you will reduce the chance of your paint cracking. Each layer of your oil painting should have a higher oil content then the ones below it. To create the illusion of distance in your paintings paint receding objects with cooler less intense color. Objects that advance are warmer and more intense. If you are feeling uninspired don’t get discouraged. Try taking a walk outside, breath in the air, look around at the beautiful earth God created. Try playing music while you are painting. You will be surprised how music can affect your painting. Visit a museum or local gallery. Viewing other works of art can really get your creative juices flowing. When holding your brush avoid holding your brush like a pencil too close to the bristles. Oil brushes are made long for a reason so that you can paint further away from the canvas. Practice holding the brush toward the middle and end of the handle. Maintain a clean organized working environment - Get yourself into the habit of keeping your work area clean and organized. Have an abundant supply of rags or paper towels nearby. Get a few glass jars for storing mediums, solvents and your used brushes while painting. Brush Selection and Care - You should probably invest in a good set of brushes. Cheap brushes are not recommended as they shed their bristles quite easily while painting. I prefer working with Hog Hair brushes, but oil painters also use sable and synthetic sable. Avoid nylon brushes, as these are better suited for acrylic paint. My brushes include a variety of flats sizes #3, #6, #8, #12, a #4 fan, and a few small rounds for detail work. Selections vary from artist to artist, depending on painting style usually, but the above mentioned work fine for me. Take excellent care of your brushes. This is very important, especially if you have an expensive set of brushes. You may want to do a search online for more in depth brush care instructions. If you do not clean and store your brushes properly, you will ruin them, simple as that. Use a quality brush cleaner and preserver that you can purchase online or at your local art store. I hope these oil painting tips have helped. Oil paint is not the easiest medium to work with. I recall the first panting I ever completed.
